My wife and I met Michael, Ashli and Katie for the first time for a casual discussion at Cedar Creek. I went into the meeting extremely apprehensive. My wife had known Michael through a friend, but I was already set on a different realtor who had done quality work for me in the past. We were undecided about a new home, undecided about a location, and unsure about the price point. The meeting wasn’t a showy display of their knowledge of Houston but rather an information gathering and understanding meeting. We were in no rush, but knew we needed to find a new home over the course of a year and a half. After that meeting our interactions were just simple and casual with no level of pressure from Michael and his team. Still undecided on our realtor, we would shoot Michael and his team questions about neighborhoods, builders, price points and schools. All our questions were answered promptly within an hour or so. I have had realtors who would take half a day or longer to respond which sometimes could be a lost opportunity in an active market, so this was refreshing. Quickly our comfort level grew, so it was only natural that when a house came on the market, we called them about a visit. Ashli and Katie met us at the house and immediately provided input on workmanship of the home. It was impressive how they were able to spot details that would be telling of poor quality and a rush job behind the wall. Both my wife andI work full time jobs so seeing a house is never easy, it was that trust that Ashli and Katie built that allowed us to weed through poor quality over priced homes without having to visit each one. Finally, we stumbled upon a house that hit on all our requirements and in our price range. Michael got us the first viewing, Ashli was familiar with the builder and provided valuable input on the construction quality. After the walk through, Ashli was very straight about the opportunity we had for this house. We had a first movers’ advantage on a solid home in the area we want. We put in the first offer that evening which we used to our advantage continually through the negotiation process. I strongly feel this home could have gone into a bidding war and sold out of our price range, it was Michael who spoke with the opposing realtor and created a level playing field for us that convinced the seller to accept our offer. Next came the inspection negotiation, there was a problem with the AC unit that came up in the inspection. After a brief conversation with Michael, he understood where my wife and I stood and what we thought was a fair price for money back in closing. I have been through this process before and seen how out of hand a negotiation can get when money and emotions are involved. I was very glad to explain our view and Michael reassurance that he would deliver. I have no idea how heated the conversation got between Michael and the other realtor, but it was enough for the opposing side to give us an ultimatum. In the end we all came to a price we were happy about. It wasn’t over just yet, we now had two mortgages. We needed to move quick to get our house on the market before the buying/selling season began to slow. Before we could even celebrate our new home purchase, Michael was already making moves to get our old home on the market. Ashli came over to consult on staging the home. Once again, Ashli came stepping into our home like veteran interior designer and the prowess of Dame Anna Wintour. She was quick, methodical, and precise. In just a few minutes we had a page of notes on staging and not a dime spent. In just a few days we got the house in shape, professional photos taken and listed on HAR. The very first day on the market we got an offer, and from there Michael, Ashli and Katie managed the rest. It was a smooth process through inspection, negotiations and closing and before we knew it, we were back to one mortgage. Even when I was willing to cave, Michael told us to hold firm. He fought for every penny to stay in our hands. I can safely say that, in all previous transactions I have never walked away from a home purchase not feeling a bit cheated by the realtor. Working with Michael, Ashli and Katie, they worked hard for every penny and brought value far beyond being a realtor. Michael and his team were completely professional and understand that being a realtor is much more than just showing a house and facilitating a transaction. In the dawn of HAR anyone can find the house, but it takes a team of experts like Michael’s to run a smooth transaction and make sure the money stays in the hands of the client’s hands. Beyond the money Michael’s team minimized the mental exhaustion of purchasing a house. Thank you, for the easiest home buying experience I’ve ever had.
